The costs provided in this report are averages, based on itemized estimates that were created using a nationally recognized estimating system, as well as using comparisons to actual costs of similar projects. The specifications for each project as described herein are typical. Small differences in the size or scope of a project, or in the quality of finishes and accessories that each homeowner may choose can dramatically affect the price. Although the distinctions between “upscale” and “moderate” provide a range of pricing, they cannot account for extreme variations in pricing that many neighborhoods or markets may dictate.

WHOLE-HOME RENOVATIONS $100,000 – $300,000

  • Whole home renovations typically involve the remodeling of multiple rooms of your home at the same time under one Remodeling Agreement using the principle of universal design. We minimize the inconveniences that often accompany a major remodeling project. Your rooms may be remodeled simultaneously and/or contemporaneously, and many of the following items may be included:
  • Interior remodeling- changing existing floor plan, removal of walls, installation of beams, remodel kitchens & bathrooms, mudrooms, laundry rooms, replace flooring, trim and paint
  • Mechanical system upgrades- Heating and Air Conditioning, Electrical, Plumbing
  • Exterior upgrades- Roofing, Siding, Windows & Doors, Patios

KITCHEN REMODELING within existing space

  • Upscale version: $ 117,452 (based on 240 square feet)
    • Update your outmoded 240-square-foot kitchen with 36 linear feet of upscale cabinetry and finishes with built-in sliding shelves and other interior accessories. Include stone countertops with glass-tile backsplash; built-in refrigerator, cooktop, and 36-inch commercial grade range and vent hood; built-in warming drawer, trash compactor, and built-in combination microwave and convection oven. Install high-end under-mount sink with designer faucets. Add new general and task lighting including under-cabinet lighting. Install custom flooring. Add large island with prep sink and seating.
  • Moderate version: $ 61,087 (based on 200 square feet)
    • Update an outmoded 200-square-foot kitchen with a functional layout of 30 linear feet of standard-stock cabinets; include an island or peninsula; laminate countertops; standard double-sink, with standard single-lever faucet. Include energy-efficient wall oven, cooktop, ventilation system, built-in microwave, dishwasher, garbage disposal, and custom lighting. Add new resilient flooring. Finish with painted walls, trim, and ceiling.

KITCHEN REMODELING with ROOM ADDITION

  • upscale: $ 165,789 (Expand 200 square feet to 350 square feet)
    • Construct an addition over a crawl space to enlarge an outmoded 200-square-foot kitchen to 350-square-feet, complete with 45 linear feet of upscale cabinetry and finishes with built-in sliding shelves and other interior accessories. Include stone countertops with glass-tile backsplash; built-in refrigerator, cooktop, and 36-inch commercial grade range and vent hood; built-in warming drawer, trash compactor, and built-in combination microwave and convection oven. Install high-end under-mount sink with designer faucets. Add new general and task lighting including under-cabinet lighting. Install custom flooring. Add large island with prep sink and seating.
  • moderate: $ 116,396 (Expand 200 square feet to 350 square feet)
    • Construct an addition over a crawl space to enlarge an outmoded 200-square-foot kitchen with a new functional layout of up to 45 linear feet of new cabinets, including an island; provide laminate/Formica countertops; stainless steel double-sink with mid-level single-lever faucet. Includes allowance for energy-efficient wall oven, cooktop, ventilation system, built-in microwave, dishwasher, garbage disposal, and custom lighting. Add new resilient flooring. Finish with painted walls, trim, and ceiling.

MASTER BEDROOM SUITE ADDITION with remodeling of some existing space

  • upscale: $ 189,267 (based on 640 square feet, with upscale finishes)
    • Add a 32-by-20-foot master bedroom suite over a crawlspace.
    • Bedroom: Add a spacious sleeping area with lounging/sitting area adjacent to large master bathroom. Include customized closet organization and built-in storage with millwork details; Gas fireplace with stone hearth and custom mantle; and large walk-in closet/dressing area with natural light, mirrors, and linen storage. Add French doors to exterior.
    • Bathroom: Include a large walk-in shower with dual-shower system, stone shower walls and floor, and custom frameless glass enclosure. Add corner-design whirlpool tub bordered on two sides by windows and built into granite or marble platform with custom cabinet front. Include two sinks in separate custom vanities with stone countertops and large mirrors. Create partitioned area for luxury one-piece toilet.
    • General: Add 5-foot-long hospitality center with bar sink, under-counter refrigerator, custom cabinetry, granite or marble countertop, and microwave. Include soundproofing, in-floor heating, custom wall-finishes and hardware, general and spot lighting, and lighting controls.
  • moderate: $ 105,603 (based on 384 square feet)
    • Add a 24-by-16-foot master bedroom suite over a crawlspace. Include walk-in closet/dressing area, whirlpool tub in ceramic tile platform, separate 3-by-4-foot ceramic tile shower, and double-bowl vanity with solid-surface countertop. Bedroom floor is carpet; bathroom floor is ceramic tile. Painted walls, ceiling, and trim. General and spot lighting, exhaust fan; electrical wiring to code.

IN-LAW SUITE ADDITION with bathroom and kitchen: $169,758

(based on 600 square feet with moderate finishes)

  • Construct an in-law suite, approximately 600 square feet, attached to main home (over a new crawlspace), including an entry into the main home. Includes 8-by-10 accessible bathroom with custom low-barrier shower, comfort-height commode, a 5-feet-wide vanity, non-skid tile flooring and safety features as needed (grab bars, etc.). Includes a 12-by-15 bedroom with 5-by-7 walk-in closet. Includes a 12-by-14 sitting area. Includes an 8’ x 12’ “kitchenette” and breakfast area, to include 8 linear feet of base cabinets & wall cabinets, with laminate countertop, stainless-steel sink, refrigerator & microwave oven. Some hard-surface flooring with some carpet in living areas. Provide a foyer/separate entrance to the exterior of the addition and small porch.

(PARTIAL) SECOND-FLOOR ADDITION (over part of a ranch-style home) $132,000

(based on 600 square feet)

  • Add a 2nd-floor to home, with 2 bedrooms, full bathroom, stairway / hallway, & closets. Remove existing roof system; construct a floor-system, walls, and new roof structure with standard 3-tab asphalt roof. Provide vinyl siding & maintenance-free exterior trim. Add new HVAC system, electrical wiring & plumbing for the new space, and then provide new insulation. Add a stairway for access between levels;
  • Bedrooms: Includes 2 (two) bedrooms, (approx. 12-by-15 each), with basic closets, standard double-hung vinyl windows, carpeted floors, painted drywall ceilings and walls, recessed lighting, and standard interior trim.
  • Bathroom: Includes a 5-feet by 8-feet full bathroom with painted, moisture-resistant drywall ceilings and walls and one double-hung window. Includes fiberglass bathtub/surround with shower/tub faucet and shower-rod for shower-curtain. Provide standard white commode, 36” wood vanity with solid surface countertop, and single lever lavatory faucet. Provide linen closet, resilient vinyl floor, vanity light, exhaust fan, medicine cabinet, and standard bathroom accessories and trim.

(FULL) SECOND-FLOOR ADDITION (over a ranch-style home) $207,834

(based on 1000 square feet with moderate finishes)

  • Add a 2nd-floor to home, with Master Bedroom Suite plus 2 additional bedrooms, full bathroom, stairway / hallway, & closets. Remove existing roof system; construct a floor-system, walls, and new roof structure with standard 3-tab asphalt roof. Provide vinyl siding & maintenance-free exterior trim. Add new HVAC system, electrical wiring & plumbing for the new space, and then provide new insulation. Add a stairway for access between levels;

MULTI-STORY ADDITION $ 175,013 (based on 768 square feet total with moderate finishes)

  • Add a first-floor family room and a second-floor bedroom with full bathroom in a 24-by-16-foot two-story wing over a crawlspace. Add new HVAC system to handle the additional space; electrical wiring to code.
  • Family room: Include a prefabricated gas fireplace; ten (10) double-hung insulated windows; an atrium-style exterior door; carpeted floors; painted drywall on walls and ceiling; and painted trim.
  • Bedroom: Include walk-in closet/dressing area; carpet; painted walls, ceiling, and trim; general and spot lighting.
  • Bathroom: 5-feet by 8-feet. Include a one-piece fiberglass tub/shower unit; standard white toilet; wood vanity with solid-surface countertop; resilient vinyl flooring; and mirrored medicine cabinet with built-in light strip; papered walls; and painted trim; exhaust fan.

FAMILY ROOM ADDITION $ 79,834 (based on 384 square feet)

  • In a style appropriate to the existing house, add a 16-by- 24-foot room on a crawlspace foundation with vinyl siding and fiberglass shingle roof. Include drywall interior with fiberglass insulation, pre-finished hardwood floor, and 180 square feet of glazing including windows, atrium-style exterior doors, and two operable skylights. Tie into existing HVAC. Add electrical system to code, including 12 recessed ceiling lights.

BASEMENT REMODEL $ 75,869 (based on 900 square feet with moderate finishes)

  • Finish the lower level of a house to create a 20-by-30- foot entertaining area with wet bar and a 5-by-8-foot full bathroom; construct 24 linear feet of finished partition to enclose mechanical area. Walls and ceilings are painted drywall throughout; exterior walls are insulated; painted trim throughout. Include five six-panel factory-painted hardboard doors with passage locksets. Electrical wiring to code. Main room: Include 15 recessed ceiling light fixtures and three surface-mounted light fixtures, and a snap-together laminate flooring system. Bathroom: Include standard white toilet, vanity with cultured marble top, resilient vinyl flooring, two-piece fiberglass shower unit, a light/fan combination, vanity light fixture, recessed medicine cabinet, towel and paper-holder hardware. Bar area: Include 10 linear feet of raised-panel oak cabinets with laminate countertops, stainless steel bar sink, single-lever bar faucet, under-counter refrigerator, and vinyl floor tile.

BATHROOM REMODEL

  • Upscale Master Bath: $ 59,223 (based on 100 square feet)
    • Expand an existing 35-square-foot bathroom to 100 square feet within existing house footprint. Relocate all fixtures. Include 42-by-42-inch shower with ceramic tile walls with accent strip, recessed shower caddy, body-spray fixtures, and frameless glass enclosure. Include a customized whirlpool tub; stone countertop with two sinks; two mirrored medicine cabinets with lighting; a compartmentalized commode area with one-piece toilet; and a humidistat-controlled exhaust fan. Use all color fixtures. Use larger matching ceramic tiles on the floor, laid on the diagonal with ceramic tile base molding. Add general and spot lighting including waterproof shower fixture. Cabinetry shall include a custom drawer base and wall cabinets for a built-in look. Extend HVAC system, and include electric in-floor heating and heated towel bars.
  • Moderate Hall Bathroom: $ 18,642 (based on 35 square feet)
    • Update an existing 5-by-7-foot bathroom. Replace all fixtures to include 30-by-60-inch porcelain-on-steel tub with 4-by- 4-inch ceramic tile surround; new single-lever temperature and pressure-balanced shower control; standard white toilet; solid-surface vanity counter with integral sink; recessed medicine cabinet with light; ceramic tile floor; vinyl wallpaper.

ATTIC CONVERSION / REMODEL $ 59,955

  • Convert unfinished attic space to a bedroom and bathroom with shower. Include a 15-foot shed dormer, four new windows, and closet space under the eaves. Insulate and finish ceiling and walls. Carpet floor. Extend existing HVAC to new space; provide electrical wiring and lighting to code. Retain existing stairs, but add rail and baluster around stairwell.
