3 Facts That Might Surprise You When Planning an ADU

It is no easy feat to design and construct a functional accessory dwelling unit (ADU), a secondary house attached to a primary residence. It is often riddled with surprises that might catch many homeowners off guard even with the best of planning and preparation under their belt. Here are three facts that usually surprise clients when it comes to building an ADU.

  1. There is no one-size-fits-all to ADUs. Not every architecture is suitable for the style and budget of every dweller. For example, a snug place for your in-laws to live has different requirements than a place for a family with small children. Short-term renters may also have dissimilar expectations to long-term renters. So, before you proceed with the construction, think about the main reasons why you want to build an ADU in the first place.
  2. There is a limit to every ADU. In Maryland, attached ADUs are limited to 10% of the lot area while detached houses must be less than 1,200 square feet, except when occupying a basement. This means that your design considerations have to fit within the size limit of the zoning law.
  3. Small houses can be expensive. Even though you are building a second home that is limited to 800 square feet, for example, the total cost of the unit may not come with a tiny price tag. The reality is that you are still constructing a functional kitchen, bathroom and, perhaps, a bedroom, and these essential design decisions will definitely affect the cost of your ADU.
