3 ADU Costs That Gets Easily Overlooked

Let’s just get this out of the way – having an accessory dwelling unit (ADU) built is a major undertaking. You’ll have to dig deep into your pocket to have it completed not only to code, but also to your satisfaction. If you’re new to this project, there are a few costs that may go over your head. These costs are separate from the usual design, material and labor expenses involved with ADU building, and without careful planning, they can take you by surprise.  

1. Permitting Costs

Having an ADU built offers many excellent benefits. For starters, it allows you to comfortably accommodate extra family members and guests without needing to give up privacy in the main home. You can also use an ADU to generate passive income by renting it out. But the fact is that you can’t just start having one built without the necessary building permits. Acquiring these requires spending money, so make sure you have an extra budget set aside.

2. Plumbing and Electrical Updates

An accessory dwelling unit is either attached or detached from the main residence. If it’s an attached one, you’ll need to consider your home’s age. An older home may not have the plumbing and electrical infrastructure necessary to support an additional building. This means you’ll need to have them updated before starting construction on an ADU. Again, this will add to your overall project costs.

3. Customized ADU Design

There are pre-approved ADU designs available to you, which should help lower your project costs. But if you want your new space to be tailor-fit to your style and needs – and you’re willing to spend more – you’ll have to hire a premier design build company for a customized ADU design plan. This should take into account the applicable building codes, along with any accessibility features you might want to incorporate into the design.

“Expect the unexpected” gets thrown around a lot in home remodels, but you’ll find the cliché very apt when it involves ADU building costs.
