Why Do Some Remodels Go Over-Budget?

In a perfect world, every remodeling project would be finished within budget. However, the reality is that some remodels do go over-budget. Fortunately, it is avoidable — read on as Design Build Remodeling Group of Maryland takes a look at its causes and how you can avoid them.

Having Unrealistic Expectations

While it is possible to include all the features that you want in a remodel, it will dramatically impact the project cost. This is one of the reasons why remodeling projects need to be planned carefully: to make sure it stays within budget. Fortunately, this is the aspect that is easiest to control because the project cost won’t be “locked in” — plenty of opportunities to review and revise — until the homeowner signs the contract.

Changing the Project Midway

It’s not uncommon for a customer to change their mind while the project is already underway. Perhaps the color palette is not to their taste, or maybe they wanted wall-mounted fixtures instead of standard ones. While such changes are not impossible, it can’t be done without affecting the project. Some of the finished work may need to be undone, new materials will have to be ordered, and the timeline will need to be adjusted. It goes without saying that there will be corresponding changes to the project cost. Taking the time to plan your project instead of rushing into it can help avoid such changes. Unplanned Repairs

There is one kind of project change that can impact your remodeling project unavoidably: unplanned repairs. These are prompted by issues found by the remodeler after the old structure is stripped down. Some of the most common issues are rot caused by moisture infiltration, installation mistakes by the previous builder or renovator, and previously-unknown plumbing issues.

These issues will need to be fixed before the project can proceed, and because the cost to fix them is not included in the original contract price, it will impact the client’s original budget. It’s important to note that unplanned repairs do not happen often. Nevertheless, it is good practice to be prepared. An “emergency budget” worth about 10% to 20% of the contract price is usually enough to cover unplanned repair costs.
