Why Old Homes Require a Higher Investment to Remodel

Old homes are often attractive to many families and real estate investors alike because they represent value. Most are situated in great locations, offer unique aesthetics and are built to last. Historic or antique homes (built before the 1920s) also have a long, storied history, which attracts buyers. 

That said, many home remodeling contractors find that remodeling these kinds of homes have a dark side: they’re expensive. Why, though? 

Obsolete Materials

Some homes are built with materials that are now deemed unsafe (such as asbestos), inferior (such as wood for siding) or much too expensive (marble countertops and fireplace mantels). Remodeling an old home involves scraping off old paint, which may expose occupants to harmful toxins or volatile organic compounds (VOCs) that may persist in the air.

Removing unsafe materials safely is part of the job of remodeling contractors. While there is no cheap way to do so, making sure your contractor is up to par can minimize cost by removing the need for additional follow-ups.

Out-of- Date Electrical Lines and Plumbing

What was commonplace in the early twentieth century (or even in the 1990s) are not as great as modern sensibilities and practicality. Homes that are over 50 or 60 years old often have insufficient amperage for the over-abundance of electrical devices today while plumbing may have lead coatings, which are unsafe. 

Outdated Patch Jobs

Not all homeowners have the resources to remodel or replace ailing components, so previous occupants might have used DIY repair or contracted the cheapest home and kitchen remodeling companies that they could find. When remodeling an old home, most modern contractors would rather tear all of it down and start from scratch, thus preserving the spirit and original aesthetics of the home.
