Common Reasons for Change Orders and How to Avoid Them

Multiple change orders in the middle of a remodeling project can cause delays and potentially increase your budget. You should avoid change orders whenever possible.

About Change Orders

A change order is a document that outlines changes to the original scope of work during a home improvement project. Change orders are usually made when the homeowner wants to change something about the project or when more services are required to complete the project. The change order includes the revised pricing and delivery schedule of the project, and it requires the signatures of both the homeowner and the contractor.

Typical Reasons for a Change Order

  • HVAC System Upgrades – If you are tearing down walls or building an addition, then you need to make sure that your current HVAC system is up to the task of heating or cooling your new and improved home. As one of the leading new addition contractors in our area, we recommend talking to your contractor and planning for these modifications upfront to avoid delays during the project.

  • Tiling – There can be mold and water damage underneath your current tile floors or walls. Your tiling installers should carefully inspect your tiles and inform you of any damage they find underneath well before you sign a contract for work. There shouldn’t be any surprises once the work begins.

  • Code Upgrades – Your home has to meet all current codes, and your remodeling contractor has to be upfront about your home’s current status before you start planning your remodeling project. They should carefully inspect your home, figure out the upgrades your home needs and include the prices for these upgrades in your quote.
