What Is an Accessory Dwelling Unit?

An ADU, also known as a granny flat or in-law suite, is a secondary housing structure that shares a single-family lot with a larger, primary dwelling. As an independent living space, it has a kitchen, bathroom and sleeping area. It can be found in cities as well as in urban and rural areas, but it tends to be less visible from view because it is either positioned behind or doesn’t stand out from the main house. The reason for this is because the ADU can be any of the following:

  • A newly constructed standalone structure detached from primary dwelling;
  • A home addition that creates a separate living quarter; 
  • A converted space like a garage or basement.

Why Do People Build ADUs?

One of the reasons why homeowners build ADUs involves the opportunity to gain income. They rent them out to qualified tenants, allowing them to fulfill their mortgage obligations or add more to their living expenses. This is especially important for elderly homeowners on fixed incomes.

Addressing the housing needs of individuals is another reason to build an ADU. An empty nester, for instance, can arrange for their adult child and their family to reside in the secondary dwelling. Growing families can benefit from an ADU, especially if an elderly relative decides to age in place. The structure can be designed with accessibility in mind, incorporating features, such as ramps, expanded doorways and bathroom grab bars to name a few.
